MONTHLY UPATE: AUGUST 2026
August sees enabling works well underway at the Local Centre, major improvement works begin across the swales, alongside continued progress on the Business Park and ongoing site-wide maintenance.
Swale Improvement Works
Work is due to start shortly on the swales alongside Aquarius Drive and Gemini Road, an important part of Sherford's sustainable drainage system. New liners are being added to safely channel water and prevent soil erosion, and this work needs to take place while ground conditions remain favourable and ahead of winter, so it cannot be postponed.
Fencing will go up from Monday 3rd August, ahead of construction starting on Monday 10th August, with the full programme expected to take approximately 14 weeks. The phase of work nearest the play area and skate park will be carried out first and completed as quickly as possible, with the access bridges reopened as soon as this section is finished. Works will then continue towards Gemini Road and the Sherford Road junction, following the natural fall of the land.
The play facilities will remain open throughout, with an alternative entrance signposted via the tennis courts and Multi Use Games Area to the skate park while the footbridges are temporarily out of use. However, because the works begin at the section nearest the play area and skate park, access to some of the equipment closest to the swales will be affected during this phase, and a small section will need to be closed off.

Phase 1B Estate Improvement Works
Remedial works are commencing on Falcon Mews from 3rd August for approximately two to three weeks, covering kerb repairs, raising of ironwork, base and binder tarmac works, and application of the final wear course (weather permitting).
Please can all residents ensure their vehicles are not parked on the roads whilst work is taking place. Diversions will be put in place, with access and egress for residents maintained as much as possible.
Phase 1.1 Gulley Maintenance
Routine gulley maintenance is planned for Phase 1.1 during August (exact date to be confirmed). Given the scale of the work – much of which falls on Hercules Road – residents will be asked to keep vehicles clear during the relevant week. Works will be timed for early morning and/or evening periods where possible, when roads are quietest. More information will follow.
Phase 2D
Works continue across both areas. Phase 2D is due to complete for Linden Homes during August, and for Bovis Homes in September. The area within 2D previously excavated for archaeological investigation is being filled, and the land above will become a public space in due course.
Enabling works and tarmac operations are also due to commence from the week of 3rd August across several roads within Phase 2D – Zenith Way, Beaufort Place, Sirocco Lane, Aurora Drive and Chinook Avenue – for a period of approximately 3–5 weeks. This will involve kerb replacement, raising of ironwork, and base and binder works ahead of the final wearing course application.
At points during this period, all vehicles on the affected roads will need to be parked in alternative locations while work is carried out. Diversions will be in place, with access and egress for residents maintained as much as possible.
Local Centre
Enabling works are continuing at the Local Centre. Work has intentionally started on the section of the square nearest the school, timed to take place over the summer holidays and minimise disruption. Works through August include the creation of off-site storm drainage and the installation of a retaining wall next to the school staff car park.
Access to the Community Hub, House of Brews, and the Convenience Store will be maintained throughout this phase of works – and the intention is to maintain access for the community throughout the Local Centre construction.
South West Water Main
Works continue to bring the water main connection down from Deep Lane, with a new point of connection providing water supply from the north of the site into Phase 3. Some disruption should be expected as this significant infrastructure programme progresses, and residents will be kept informed as works continue.
Business Park
Works on the Business Park continue. Traffic management will be in place for approximately 14–16 weeks to enable installation of a new traffic light system and a new filter lane into the Business Park. This work remains subject to completion of the necessary legal processes, with an intention to start during August. Completion of Business Park infrastructure remains targeted for the end of this year.
Landscaping and Site Maintenance
Alongside our usual maintenance schedule, recent works include hard landscaping at Key Space 3B, and clearance works supporting foul drainage connections at the Business Park and South West Water's works in Area 3AB.
