Planning principles

The original Sherford outline planning application was approved in November 2013, with building work starting on site in 2015.

In 2017, updates to the masterplan and design principles were approved by South Hams District Council.

The updated scheme allowed for the creation of a new eastern neighbourhood, improved drainage and re-distribution of green space for ecological enhancement and more attractive, accessible outdoor space.

Planning applications

In addition to the outline planning permission that has been granted for the development of Sherford, each new neighbourhood or major development within Sherford must be put forward as a planning application for ‘approval of reserved matters’.

Section 106

Section 106 (S106) refers to legal agreements made between developers and local authorities that are linked to planning permissions.

At Sherford, the S106 requires provision to be made for a wide variety of services including affordable housing, education, sport and recreation, health, infrastructure and the creation of the Sherford Community Trust.

The agreement stipulates that each of these services is delivered when specific development milestones are reached, for example, the number of occupied dwellings.
