Planning applications

In addition to the outline planning permission that has been granted for the development of Sherford, each new neighbourhood or major development within Sherford must be put forward as a planning application. Each month, we share updates on the status of Sherford’s planning applications. If there is any public consultation activity taking place, the details are also shared here and in our news section.

2026 Planning applications

  • Plans have been submitted for Sherford Sports Pavilion, ref 21/01349/REM. This is a reserved matters planning application to Plymouth City Council for a sports pavilion and changing rooms, including all associated infrastructure such as drainage, access and parking, as part of the Western Pitches. Full details are available here.
  • Planning consent has been granted for the Local Centre development. South Hams District Council issued a decision notification on 5 June 2026. The application (ref 2550/25/ARM) was for approval of reserved matters following outline approval for four buildings (A-D) located to the East & West of School Square, Sherford which include 15 one-bedroom apartments, 25 two-bedroom apartments, & 4 retail spaces and a Nursery totalling 14,215 sq ft, with all necessary infrastructure including, on parcel highways, drainage, landscaping & substation, as part of the Local Centre of the Sherford New Community pursuant to Outline approval ref: 7_49/2426/06/O
  • The Sherford Consortium has taken the decision to postpone its application for a stopping-up order to close a section of highway known as ‘Road Past Vealeholme‘. Following careful consideration of feedback received, the Consortium will instead fulfil its Section 106 planning obligation through a financial contribution to Plymouth City Council for traffic management measures, and will apply for a temporary road closure in 2027 to enable essential gas and electricity infrastructure works. Full details are available here.

Section 106

Section 106 (S106) refers to legal agreements made between developers and local authorities that are linked to planning permissions.

At Sherford, the S106 requires provision to be made for a wide variety of services including affordable housing, education, sport and recreation, health, infrastructure and the creation of the Sherford Community Trust.

The agreement stipulates that each of these services is delivered when specific development milestones are reached, for example, the number of occupied dwellings.

If you would like more information about the S106, or would like to receive a copy of the S106 obligations for Sherford, please contact us.

Masterplan

The original Sherford outline planning application was approved in November 2013, with building work starting on site in 2015.

In 2017, updates to the masterplan and design principles were approved by South Hams District Council. The updated scheme allowed for the creation of a new eastern neighbourhood, improved drainage and re-distribution of green space for ecological enhancement and more attractive, accessible outdoor space.
